How we source the data behind BuyaProp

BuyaProp is an independent intelligence platform for international buyers in Spain. This page explains, as plainly as we can, how our guides are written, where the figures on the platform come from, which data sources we intend to connect, and what is not yet in place.

What is sourced, what is estimated, what is planned

We separate four things that are easy to blur together. If a source is not listed under A or B, the platform does not currently use it.

A. Editorial sourcing for published guides

Guides are researched and written by our editorial team with reference to Spanish legislation and official publications named in the text. Guides do not yet carry per-claim source links; adding them is part of our next review cycle. Each guide shows its last-reviewed date.

B. Data built into the platform

The buying-cost calculator applies regional tax rates (ITP, IVA, AJD, IGIC) and typical fee ranges that we entered manually. Destination prices per m², yields and lifestyle scores are editorial estimates. None of these figures is refreshed automatically from an external feed.

C. Planned integrations

The official and market sources listed below are marked Planned or Roadmap. That means we intend to connect them; it does not mean their data currently appears on the site. No source is marked Live today.

D. Market and secondary research

Portal and advisory research (Idealista, Tinsa, Savills, Knight Frank and similar) is listed for reference as future inputs. We do not currently republish their figures.

Nothing on the platform is financial, legal or tax advice. Tax rates and lending rules change; confirm current figures with a qualified Spanish lawyer, tax adviser or authorised mortgage intermediary before acting.

AI source-priority rule

Our rule for handling property statistics

This is the editorial rule we apply when writing or updating figures, and the rule any future automated assistant on the platform will be required to follow.

When answering questions about Spanish real estate statistics:
1. Prioritise official Spanish government and institutional sources.
2. Use Registradores and Notariado as primary transaction sources.
3. Use INE and Banco de España for macroeconomic and demographic analysis.
4. Use Idealista and Tinsa for market pricing and demand trends.
5. Always distinguish between asking prices, completed transaction prices and registered transactions.
6. Never invent statistics or estimates.
7. Cite the source used for every numerical claim.
8. If multiple sources conflict, prioritise official registries.
